State of Florida

We buy residential properties in Orlando (Orange County) and surrounding areas of Central Florida. We’ve chosen these areas for our own investments for the following reasons:

  • We know the area and currently there’s good inventory of houses for sale at bargain prices
  • Proximity to Theme Parks such as Disney World, Magic Kingdom, Wet and Wild; good attractions for international and local visitors.
  • Properties prices have dropped to 1/3 plus of their peak prices of 2006 and they are currently on the rise again. It is predicted that prices will double in the next 3 years
  • Great capital growth and positive cash flow
  • Property prices range (our preference) from $us 50,000 to 100,000

How we buy

Searching the MLS (Multi List System) provided to us for our agents in Orlando, online auctions and other web sites; they are normally REO properties (Real Estate Owned by banks or lenders).

REO properties are normally vacant properties, so there is strong position to negotiate good discount with the banks.

Short sale properties; these are properties that the Owner is already in default and in agreement with the lender sells the property at market prices and the shortfall is assumed as loss for the lender. There is a good inventory of these at very attractive prices.

Some time we purchase trough an auction; banks from time to time auction their repossessed properties.

What type of homes

We prefer single family homes and townhouses with 3 + bedrooms and 1+ bathroom at entry level prices that are suitable for first time home buyers. We can buy condos (apartments) if you prefer.

Why first time home buyers

Essentially for resale potential to first time home buyers:

  • There is a unique/special financing programs for first time buyers
  • They require lower credit score requirements
  • There are federal, state and local government incentives for first time buyers
  • First time buyers make emotional buying decisions
  • They are not as picky
  • Future purchasers may be investors, renovators, landlords and end users
  • In the USA you are first time home buyer if you have not owned a home in the last 3 years
  • IN SUMMARY IT IS EASY TO RESELL THIS TYPE OF PROPERTY

Finance

We recommend getting finance in Australia. Currently, it is almost impossible for foreign investors to get finance in the USA.
